Under contract: what to price before closing day

A cash-preservation checklist for closing, moving, utilities, insurance, security, repairs, and the purchases that arrive with the keys.

Separate the five pools of cash

Do not treat every upcoming dollar as part of one vague moving budget. Separate funds for the transaction, the move, immediate safety and function, near-term repairs, and the emergency reserve.

  • Closing: lender, title, escrow, inspections, and required payments
  • Moving: movers, truck, storage, travel, cleaning, and time off
  • Day one: utilities, locks, safety equipment, food, and basic supplies
  • First quarter: known repairs and essential replacements
  • Reserve: money that remains untouched for surprises

Price services before dates disappear

Obtain written estimates for movers, internet installation, utility activation, insurance, cleaning, and security while appointment choices still exist. Compare the total first-year cost, cancellation terms, installation fees, equipment charges, and promotional expiration—not just the monthly headline.

Wait on purchases that depend on the house

Furniture, appliances, window treatments, storage systems, and yard equipment are difficult to choose accurately before measuring rooms, doors, outlets, hookups, and the condition of what stays. Build the list now; place the order when the risk has passed.

Create a decision log

For every large commitment, record the vendor, total cost, deposit, cancellation deadline, installation date, and the person responsible. Home buying produces enough loose ends to knit a cardigan; a one-page log keeps them visible.
